Last week we held a “First Home Buyer’s Information Seminar” at our Rangiora office. At the start of the evening my first thoughts were, “are we going to have enough numbers?” Well by 7pm we were just about out of seating room and for the next hour our audience was attentive and seemed sincerely interested in the topic and the material that was presented. I presented on behalf of Harcourts Twiss-Keir with Rose Acton-Adams for Mortgage Express and Chris Boivin on behalf of Saunders Robinson Brown solicitors. The evening held real value for those who needed the guidance to take advantage of “Kiwi Saver” and “Welcome Home Loans” structures. I feel it has never been easier for a first home buyer to enter the current market, if our buyers have an open mind about what they will consider looking at, there are some great starter homes available throughout Canterbury. For anyone buying in today’s market there are excellent resources to help you through the buying process. Firstly, finance. Every first home buyer is asking themselves, “How much can I borrow?” Financing is now very competitive, but to understand how much you can borrow and who will lend to you, a mortgage broker is a good person to use. They will be able to guide you and source the very best terms on offer to suit your needs. Secondly, finding the right home. First home buyers need to understand that your first home may not be your dream home. The right home is the one that is affordable and potentially your first step into securing your dream home and wealth. Real estate agents not only sell homes, but they can also help you find a home, they have the resources to map out potential homes that suit your budget and guide you through the whole process. Lastly, legal advice. After you have found the property you want to buy, a phone call or meeting with a lawyer can give you reassurance, comfort and guidance. You’ll want to talk with a lawyer that mainly deals with property. Of all the information discussed on the night, one of the points that I was very keen to reinforce was the fact that many people are renting for years paying thousands to a landlord. Whereas for a very similar amount, you could be repaying your mortgage and have the financial security of knowing that when you choose to move on that you leave with the equity gain that your property has amassed over the years. Not just your furniture as would be the case if renting. So the evening ended with almost everyone staying on to ask more questions and to discuss further their situation and options. It was encouraging to see so many people genuinely interested in purchasing their first home. The evening was such a success that we’re already planning another in a few months. In today's organised and competitive work environment it’s wonderful to experience loyalty and years of continuous service.
Last week we gathered for our regular monthly meeting and celebrated the long service of our dedicated team members. It’s humbling to experience just how many have given so much to our business in time and effort. I gave out 38 awards totalling a massive 430 years of combined service from 5 – 25 years. When I sat back and considered the morning, I was taken aback by the fact that so many have dedicated their livelihoods and lives to our business. It goes without saying we are privileged to be experiencing this loyalty from our wonderful team of real estate sales consultants and support staff. |
